Breaking Down the 2024 Fees for Hilton Grand Vacations Timeshares

Activation Fee / Ownership Change Fee

When you decide to invest in a Hilton Grand Vacations timeshare, some of the initial costs you will encounter is the activation fee and the ownership change fee. These are one-time charges required to change ownership of the timeshare, establish your account, and activate your membership.

The enrollment / activation fee is charged to the new owner by Hilton after the transfer completes.  Sometimes it can take a few weeks or even one-two months, per current Hilton processing times, for this fee to be billed and show due on the account, after transfer completion.

Estoppel Fee

An estoppel is a legal document that outlines the details of a timeshare property. It is typically used in the process of selling or transferring the timeshare ownership from one party to another.

The estoppel certificate includes information such as the current owner’s details, the status of maintenance and other fees, any outstanding loans on the property, and any restrictions or rules related to the use or transfer of the timeshare. Closing companies request an estoppel from Hilton in order to verify the details of the ownership being sold, and to confirm the status of maintenance fees and loans.

Optional Initial Fees

There are also optional fees, such a resale value comparison letter, and points activity statements, but these are not required fees to pay when first buying an HGV ownership.

Every membership account is subject to a yearly Club Dues charge. Hilton Grand Vacations will apply this Annual Club Dues to the membership account at the beginning of each year, specifically in January.

Inclusive Club Dues

Owners at certain properties are given the choice to opt for “Inclusive Club Dues”. This comprehensive option not only covers the yearly Club Dues but also includes unlimited Home Resort Priority, Hilton Club Priority, and Club reservation fees, where applicable. This option is particularly valuable for owners who tend to incur a lot of transaction fees throughout the year.

Transaction fees may apply for specific services or actions within your timeshare ownership. It is essential to understand what these fees cover and when they might be charged to avoid surprises.
